FAQs
Common questions about how a valuation is prepared, what the report contains, and how the process works. If yours isn't answered here, ask directly.
The reasoning has to be visible. A defensible report sets out the comparables selected, why they were selected, the adjustments applied, and the basis for each — so the conclusion can be traced back through the analysis rather than accepted on authority. Reports prepared to CUSPAP standards are written to that expectation.
Yes. Private lending decisions on high-value or unusual property often turn on a value that conventional lender channels are not equipped to produce — limited comparables, atypical improvements, or short timelines. The report gives the lender an independent basis for the decision.
Value is established as of the date the proceeding requires, with the property's condition and marketability documented as found. Where the sale process itself affects value, that is set out explicitly rather than assumed.
Expropriation matters involve statutory frameworks and heads of compensation that go beyond market value alone. The valuation must address what the governing legislation requires and be prepared to withstand review by the expropriating authority and, where necessary, a tribunal.
Rarely, and only where both parties agree to a joint appointment before the engagement begins. Once a report has been prepared for one side, the appraiser cannot act for the other. Where parties have retained separate appraisers, differences in conclusion usually trace to the comparables selected or the effective date applied — both of which a properly documented report makes explicit.
