Financing Valuations

A financing decision is only as sound as the value behind it. Appraise Wise provides independent valuations to support purchase financing, refinancing, and private mortgage lending on high value and complex residential property, giving lenders, brokers, and borrowers a figure they can rely on.

When this valuation is needed

When financing depends on the value — a purchase, a refinance, or private and bridge lending — the number has to hold up under a lender's own review. These are the matters that call for a formal appraisal.

1.

Purchase Financing

An independent value to support the mortgage amount on a purchase.

2.

Refinancing

Current value for a refinance, renewal, or rate negotiation on a first mortgage.

3.

Second & Third Mortgages

Accurate value to support second, third, or equity lending decisions.

4.

Private & Bridge Lending

Fast, defensible valuations for private, alternative, and bridge financing.

FAQs

Common questions about how a valuation is prepared, what the report contains, and how the process works. If yours isn't answered here, ask directly.

Why does a lender need an independent appraisal instead of an AVM or online estimate?

Automated estimates carry little weight with lenders on anything non-standard. An independent, CUSPAP compliant appraisal gives a credit committee or underwriter a defensible current value to lend against — often the only figure they'll accept on high-value or complex homes.

Will a private or bridge lender accept this appraisal?

Yes. Private, alternative, and bridge lenders rely on independent appraisals, and we deliver them with the turnaround time-sensitive financing needs — without compromising the analysis.

How is this different from the appraisal my bank arranges?

The bank orders its own report for its own decision, and you rarely see it in full. An independent appraisal is retained by you or your broker, and the complete analysis is yours to use in a refinance, renewal, or private lending.

Do you appraise for refinancing and equity take-out, not just purchases?

Yes — purchases, refinances, renewals, rate negotiations, and second, third, or equity financing. Each report establishes a current value the lender can size the loan against.

Can an unusual or high-value property be appraised reliably for financing?

Yes; these are our focus. Where comparables are thin, value comes from documented analysis rather than a price per square foot — a figure that holds up under a lender's review.

Five areas of practice, one standard of rigor.
